See a Sign? I can show you properties that are listed with any other company in the area. I can also assist you in “For Sale by Owner” transactions! Just let me know the address and we will look it up. If it is a “FSBO,” give me the number off the sign and I will call them.
Want to consider new Construction? I will need to accompany you to the community or area on the initial visit by letting me help you with builders, you get all of the services that I offer, as well as those offered by the builder… With no additional costs to you!!! And you will have a representative on your side looking out for your needs. Note: The builder’s salesperson looks out for the builder’s needs.
During your Home Search
1. Knowing your needs, I search to find homes for sale that meet those needs.
2. When you’re ready to view a set of homes, I coordinate our tours.
3. I research each home to address your questions about:
· Homeowners’ associations, dues, restrictions
· Your estimated monthly payment in the home
· Property taxes and how they’ll affect your payment
· Any subject of importance to you
Determine Necessary features of your new home
The buying process is one of compromise on the features that are absolutely necessary for you to consider living in it, and those features that “would be nice.”
Look For a Home
As a licensed Realtor, I will be available to help you find your dream home. We will print listings for you from the Broker Listing Cooperative (BLC) that meet your price range, square footage and location requirements.
Choosing the Right Home You
During this process, I will be available to present you with the necessary information you will need to make a fully educated decision. This information will include comparable sales information for specific neighborhoods and homes. I will also obtain useful information as it pertains to a particular property such as utility information, the age of the mechanicals, the sellers level of motivation, ETC.
Finding Homes to View
I think the latest stat I saw says that 87% of people start their home search on the internet. There are lots of great internet sites that will help you get a jump on looking. Almost all sites have the same listings of homes but vary by their ability to allow searching and/or bookmarking.
In our area, I recommend that you use www.mibor.com (the website of the Metropolitan Indianapolis Board of Realtors) or www.talktotucker.com (my company’s website but also the most visited real estate website in our geographic area by leaps and bounds). Both sites will have full listings of homes that are for sale despite what company has the property listed. Keep in mind that sites like realtor.com may not include all photos of each listing.
It might be easier to have me set up a search that will send you homes that meet your set criteria. This system will ‘push’ listings to you regularly (daily, weekly or immediately) so that you don’t need to keep repeating the same searches. The non-public search engines are more sophisticated than what is available from the previously mentioned sites above. I can search for homes in specific neighborhoods, with specific acreage, homes that are bank-owned, homes with four car garages, etc.
I have lots of clients and friends who are just fascinated by homes, so they spend a lot of time on the internet looking (whether they are actively seeking a new home or not). You’ll know what works best for you.
Viewing Homes
When you are ready to start looking, we’ll schedule time to see 6 – 8 homes at a time. We can do this at about any time of the day or week. I will make appointment at each of the homes so that we have a window of time to privately view the home. You will receive a bond copy of the BLC sheets and pictures for each home for you to make notes on. People often ask me how many homes I usually show to a client. The answer is that it differs widely and I DO NOT measure my success on how few homes I am able to show before you buy. If you don’t know where to start or what you’re looking for, it might take some hands-on investigating for things to become more clear. That’s just fine.
Narrowing potential homes
Buying a home is about more than what a house looks like. You also need to consider the condition of the home and its market value. I can assist you with both of these areas. Market data is readily available in the Broker Listing Cooperative (BLC) system that I as a Realtor® have access to. I can research what other homes have sold for in the neighborhood and even what the home you are interested in most recently sold for. At Tucker, we also have access to Trendgraphix which allows us to dissect and analyze market data on a macro-level to assess the health of the market. By reviewing this data, we can determine if the home you are interested in is priced well or not.
Condition might be a bit trickier. I can help you review the major mechanical components like the heating and cooling system, the roof, the electrical panel, and the kitchen and bath areas by discussing their age, how updated they might be in the market and other general observations. I can also help you get some idea of how much these improvements or repairs might cost. Of course, an inspector will be able to provide more detail on the operation of the systems but our first look is just as important as we consider narrowing to a home you may want to make an offer on.
After considering these factors, it would be great if there were two or three homes that you liked. That way we could make an offer on one knowing that we had a backup house (and we could be more aggressive in our offer), but that doesn’t always happen.
