Upon first contact, our goal is to listen to the client’s needs, assist in all aspects of the moving process and ensure we meet and/or exceed the client’s expectations.
Information that the agent / team will seek prior to contacting the incoming transferee (if the information is available):
- Would type of housing meets their personal needs?
- What is the familial status?
- What type of area or school district is preferable?
- What city is the transferee coming from?
- What is the transferees new position?
- Would they like a tour of the city?
- What are the special needs of the transferee?
The Team will use this valuable information to formulate a customized approach to assisting the client in achieving their relocation goals while reducing the stress and hassles associated with the process.
Pre-visit
The Team will provide detailed showing itineraries for the incoming transferee, provide a market analysis of homes and areas, and provide school district information. This information will be web-based, downloadable and in print format. The Web portal provides the information to the general public as well as to our transferees, relocation counselors and our agents. This portal will include items such as school information and pricing, school test scores, national school comparisons, school websites, median household incomes, crime statistics and the like.
The Team will set up transferees on a personalized website search that will allow them to view and select housing(permanent and temporary) to visit. This website will be customized by the real estate agent based upon the needs and wants of the transferee.
The Team will be in contact with the third party relocation company and with the transferee’s chosen lender to ensure the pre-approval process has been started and to understand the price range the transferee will be looking in.
Visit
The Team will provide a Welcome Box for the incoming transferee that will include maps, brochures, and detailed information about the Indianapolis area. A list of hotel accommodations, car rental companies, accredited daycares, restaurants, and shopping areas will also be provided.
The Team will show all properties that meet the transferee’s general and specific requirements. No stone will be left unturned when it comes to finding the right property for the transferee and their family.
The Team will make every effort to ensure the transferee has proper transportation during their home search. Transportation to and from the airport, hotels, and work place shall be provided by the F.C. Tucker Relocation Group.
Transaction
The Team along with the third part relocation company will step the transferee through each phase of the home buying process including, but not limited to home search, price negotiations, inspection, inspection negotiations, appraisals, mortgage approval, closing documents, and possession.
- Negotiations - Once a home has been selected, The Team will meet with the transferee to go through each page of a standard purchase agreement. The Group will discuss comparable sales, (pricing) desired closing date, closing cost assistance, home warranty, and any other questions or concerns the transferee may have.
- Inspection - After an offer is accepted, The Team will provide a list of inspectors and schedule the inspection. A detailed inspection letter stating time, place, cost, and payment will also be provided to the transferee.
The Team will order and be present for the home inspection. After the home is inspected, the Group will review the inspection report with the transferee. Should the report reveal defects, the Group will negotiate repairs on the transferee’s behalf.
- Financing - The Team will work with the transferee’s lender to find the best financing, monthly payment, and home loan product.,
- Title Policy - The Team will order title work, order the home warranty and will ensure that the inspection report is discussed thoroughly with the client and that any issues be addressed.
- Pre-closing details - As the closing time nears, The Team will help facilitate final mortgage approval, insurance information, and provide a closing letter stating time, location, and utility information.
Closing
The Team will review the HUD settlement statement and preliminary title work with the transferee prior to closing. The Group will provide a closing packet including copies of all signed documents (in print and CD form), client feedback form, thank you card, and closing gift.
Follow Up
The Team will continually follow up with the client to ensure that the client has “a realtor for life”.
Additional Destination Services
Temporary housing/placement
Our primary focus is and always will be on selling real estate, but there is a real need for leasing assistance for incoming transferees. The following is how the Team will fill this relocation need:
The F.C. Tucker, Rental List is a Tucker exclusive that provides a transferee (who will not be purchasing immediately) an internal list accessible within the “My Tucker” web portal for agents to access a list of homes that could be leased to a corporate client. Should an agent have a “challenged listing” that a seller would consider leasing, they will simply log on and add the home to the list. This will be a valuable tool to maintain client relationships while providing an outstanding list of rental options for the transferee.
In addition, the Team will utilize the BLC system (for lease properties) and homes that have been on the market for an extended period of time.
The Team will also build relationships with downtown apartment providers for temporary clientele. There is also a large potential within the downtown condo market for the leasing of condo space. Several buildings have units to sell with a limited buyer pool. These developments and the developers themselves are looking for ways to maintain cash flow and fill units with professional clientele. With these relationships with developers, we then we have a new product to offer to the transferee.
Approved lease terms should be provided to agents on a case-by-case basis. A link under the relocation portion of the website will be provided to the transferee for the education of areas and amenities.

HOME-LINK is another Tucker exclusive and is an excellent tool for incoming transferees. An updated vendor/provider list will be available for the transferee in print format, along with a link under the relocation portion of the website.
