Exploring the process - We will discuss in detail what you should expect when becoming a home buyer. It is important for you to know the ins and outs of the financial and time commitments. Before we search for your home we will meet to discuss your needs so we can focus on what is most important to you, such as:
· The type of home that will make you happy
· Appreciation in home value (not all areas appreciate the same!)
· Neighborhood
· Community
· Lifestyle needs
· School systems
· Monthly house payment
· Maintenance (do you want a project or something maintenance-free?)
· Commute to work
· Other items of importance to you
In order to prepare you for the buying process I will:
· Answer any questions you may have in the process of buying a home.
· Discuss and explain the BLC System
· Discuss architectural style, location, schools and special features that you desire.
· Explain the details of the Purchase Agreement and other forms used in purchasing a home and give you a copy for your review.
· Explain all the various financing options, fixed mortgages vs. adjustable and 15 year vs. 30 year mortgages and offer an appointment with a mortgage representative to pre-qualify and determine your mortgage amount and closing costs.
My Responsibilities As Your Realtor - As a buyer, you have the right to a Realtor who represents your best interests, while the seller has an agent representing his/her. To begin, your Realtor will:
· Inform you about taxes, appreciation in home values, schools & vital topics
· Ensure you don’t overpay by researching area sales & negotiating price for you
· Negotiate closing costs you’d like the seller to pay on your behalf
· Help order your home inspection and negotiate major repairs for you
· Order title work and make sure the home you are purchasing has clear title
· Ensure a smooth closing and possession
How Realtors are Paid - In Indiana, buyers do not pay their Realtors. Both sides of the real-estate commission are paid by the sellers’ proceeds at closing, and your agent then receives a percentage of the portion their broker receives.
